Barns and outbuildings

Barn and outbuilding roofing around Atlanta and the east side

Out toward our head office in Newborn, a lot of the roofs we work on are not on houses. Barns, equipment sheds, shops, detached garages and carports need roofs that keep equipment, hay and vehicles dry.

Quick answer

Barn and outbuilding roofing around Atlanta is mostly metal: new exposed-fastener or standing seam panels on barns, equipment sheds, workshops, detached garages and carports, plus re-screwing, re-sealing and repairing older metal roofs. We check the purlins and framing, use fasteners with sealing washers sized for the panel, and add the trim, ridge vents and gutters the building needs.

The work

What outbuilding roofs need

Outbuildings take the same storms as houses with less built into them: open framing, wide purlin spacing, and roofs that were often put on quickly and then forgotten. The usual failures are fasteners whose washers have dried out and backed off, rust at laps and panel ends, and wind getting under loose edges and peeling panels back.

A good outbuilding roof is simple and well fastened: panels matched to the purlin spacing, fasteners in the right places, trim at every edge and ridge, and condensation dealt with where equipment or animals are inside.

If the panels are sound and the screws are the problem, a re-screw is the best value; rusted or torn panels mean a new roof.

Cost

What an outbuilding roof costs depends on

Outbuilding roofs are priced by the size of the building, the panel type and the condition of the framing.

  • Roof area

    Square footage of panels needed.

  • Panel type

Exposed-fastener costs less than standing seam.

  • Framing repairs

    Rotted purlins or rafters replaced.

  • Tear-off

    Removing old panels or shingles.

  • Trim and ridge

    Edges, ridge vents and closures.

  • Condensation control

    Vapor barrier where needed.

What is included

What an outbuilding roof job includes

  • Framing checked. Purlins and rafters inspected and repaired.
  • Old roof removed. Or prepared for a new layer where it suits.
  • Panels fitted. Exposed-fastener or standing seam, cut to length.
  • Fasteners placed. Sealing-washer screws on the right pattern.
  • Trim and ridge. Eave, rake and ridge closed against wind.
  • Condensation control. Vapor barrier or vented ridge where needed.
  • Gutters if wanted. To keep water away from doors and slabs.

Barns and equipment sheds

Barns and equipment sheds usually get exposed-fastener metal panels, which go on quickly over open purlins and handle storms well when fastened properly. We check the purlins for rot and spacing and replace what is weak. New panels go on with sealing-washer screws in the flat or on the rib, as the panel maker specifies. Where hay, feed or equipment needs to stay dry and condensation drips from the underside, we add a vapor barrier or a vented ridge. Foam closures at the eaves keep birds and wasps from nesting under the panel ends.

Detached garages and workshops

Detached garages and workshops near the house often deserve a better-looking roof. We install exposed-fastener panels in a color that matches the house, or standing seam where the building is visible from the street. On garages with a deck, the panels go over underlayment like a house roof; on open-framed shops, over purlins with condensation control. We add gutters where water runs off in front of a door. Trim and ridge colors match the panels so the building looks finished, not patched.

Carports and lean-tos

Carports and lean-tos are where wind does the most damage, because air gets underneath an open structure and lifts the panels from below. We fasten panels more heavily at the eaves and edges and close the ends with trim. We also check that the posts and beams are tied down well enough to hold the roof. On older carports with sound panels but rusted or loose screws, a full re-screw with new sealing washers is often all it takes to stop the leaks.

Outbuildings on the east side

Out on the east side, Newton County Development Services asks for the roof material on every residential permit, including metal, and the Rivian plant going up at Stanton Springs North between Rutledge and Social Circle is bringing new homes, shops and outbuildings to the counties around it. Barns and equipment sheds on the older farms near our Newborn head office make up a steady part of the metal roofing we do.
