Roof replacement

A replacement is the one roofing job you want done right the first time. We tear off to the deck, replace soft wood, and install a complete shingle system, not just new shingles.

Quick answer

An asphalt shingle roof replacement in Atlanta typically runs $9,600 to $16,000 for a 2,000-square-foot roof with tear-off, based on published 2026 local pricing. The job covers tear-off to the deck, decking repair, new underlayment, drip edge, flashing, ridge vent and architectural shingles, which inside city limits must meet the cool-roof reflectance standard.

The work

When a shingle roof is due for replacement

Repairs stop making sense when the problems are everywhere: granules gone across whole slopes, shingles curling or cracking, leaks in more than one place, or soft decking underfoot. Each repair then buys less time than the last.

A replacement is also the chance to fix what the old roof got wrong: missing drip edge, poor ventilation, flashing that was caulked instead of stepped.

Cost

What moves the price of a shingle replacement

Replacement is priced by the square, 100 square feet of roof, and the roof's shape matters as much as its size.

Planning range from published Atlanta and Georgia market data: $9,600 to $16,000. That is 2026 published pricing for a typical 2,000-square-foot Atlanta roof with tear-off; architectural shingles alone run $350 to $550 per square installed. Every roof measures differently; this is a planning band, not a quote.

  • Roof size in squares

Each 100 square feet of roof surface.

  • Pitch

Steep roofs add 10 to 25 percent in labor.

  • Layers to tear off

Two old roofs mean double disposal.

  • Decking replaced

    Soft boards found at tear-off.

  • Complexity

Valleys, dormers and skylights add flashing.

  • Shingle line

    Standard, cool-rated or impact-rated.

What is included

What a shingle replacement includes

  • Permit filed. City or county permit before tear-off.
  • Tear-off to the deck. Old shingles and felt removed and hauled.
  • Decking repaired. Soft or rotted boards replaced.
  • Drip edge and underlayment. Code drip edge plus synthetic underlayment.
  • Flashing replaced. Step, counter and pipe flashing renewed.
  • Ventilation corrected. Ridge vent matched to soffit intake.
  • Cleanup. Magnet sweep for nails, gutters cleared.

Architectural shingle replacement

Architectural shingles are laminated in two layers, which gives the dimensional look and a heavier, more wind-resistant shingle than the flat three-tab roofs many older homes still carry. We install them over synthetic underlayment with the nailing pattern the manufacturer requires, since nail placement is what holds a shingle in a storm. Starter strips go at the eaves and rakes, and every valley, wall and penetration gets new flashing instead of reused metal. Most homes are finished in one to two days once materials are on site.

Cool-roof rated shingles

Inside City of Atlanta limits, full replacements now need steep-slope shingles that meet the ordinance's reflectance standard: a 3-year aged solar reflectance of at least 0.21 and an aged SRI of at least 20. Major manufacturers make cool-roof rated architectural shingles in a range of colors. We check the rating on the exact product and color before ordering, so the roof passes inspection the first time. Outside the city, the same shingles are simply an option that keeps the attic cooler.

Underlayment, drip edge and ridge vent

The parts under and around the shingles decide how long a roof lasts. Drip edge is required by code at the eaves and rakes, and it keeps water from wicking back into the fascia. Synthetic underlayment lies flatter and resists tearing better than old felt. Ice-and-water membrane is not required here, but we add it in valleys and around chimneys where water concentrates. A ridge vent balanced with soffit intake lets the attic breathe, which keeps shingles from cooking from below.

What a new roof costs across the metro

Roofing labor in metro Atlanta runs roughly 15 to 25 percent above rural Georgia, and replacements in places like Alpharetta, Decatur and Dunwoody reflect that, along with permit fees and demand. The city's cool-roof rule is less of a budget factor than people expect: it applies to full replacements inside Atlanta limits, not repairs, and cool-roof rated architectural shingles are generally priced in line with standard ones.
